Calgary Real Estate Market – October 2021
As of October 31, 2021 market dynamics continues to favour sellers in most sectors. Detached properties are up 10.5% year/year (y/y); Semi Detached properties are up by 8.9%y/y; Row housing (townhouse) is up by 7.3%; Apartment condominiums are only up by 0.4%.
Total sales are up by 24% over October 2020 and housing inventory is down by 16%.
Price pressure continues to be in the upward direction for all classes except apartments which continues to suffer from an oversupply.
Below is a Graph which shows inventory levels. So long as inventory stays at these low levels we will likely see prices trending upwards.
